What you need to consider when buying property to make it a profitable investment?

A new apartment should be comfortable for you personally and investment-attractive. For this, it's important to pay attention to several key points. What these are is explained by a specialist from GC MITS.

Dmitry Batluk, expert Director of Sales at GC MITS.1. Construction Stage

Buy property at the early stage of construction – when the building is in the foundation phase. The closer to completion, the higher the prices will be: they can increase by 20–30%.

2. Builder Selection

It's essential to remember that you can only buy an apartment in a building under construction from a reliable builder. Pay attention to the company's completed projects and its reputation.

Choose a builder who is not dependent on third-party contractors and whose apartments are sold in accordance with Federal Law No. 214-FZ.

3. Transport Accessibility

This is an important criterion that affects not only your comfort but also the liquidity of the apartment – how profitable it will be to sell in the future. If a metro station or public transport stop is planned near the residential complex, prices for apartments in such buildings may rise by up to 30% after construction is completed.

4. Aesthetic Appeal

Economy-class residential complexes with unique architecture are now available. In other equal conditions, prefer a building where you will not only feel comfortable but also enjoy living.

5. Size and Finished Interior

For investments, studios, one-bedroom apartments or small two-bedroom units are best – they grow in price quickly, and there is always high demand among buyers and renters.

Whether you plan to rent out the property in the future, prefer an apartment with a developer's finish. It will cost significantly less, as the developer purchases materials in bulk.

6. Infrastructure

Find out if there are kindergartens, grocery stores, cinemas, and shopping centers nearby. Sometimes, a residential complex creates its own infrastructure from the start: for example, schools or kindergartens are built in the courtyard, playgrounds are installed, and clinics open nearby.
