How to Check and Reduce Property Tax
Since 2016, property tax for individuals has been calculated under a new system – taking into account the cadastral value of the property. Owners of apartments and houses have already received bills, and some were unpleasantly surprised by the increased amount. Don't panic yet: there is still a chance to check the tax amount and even reduce it. We explain what to do.
1. Find Out the Cadastral Value of Your Property
To find out the exact cadastral value of your apartment or house, you only need internet access. If you don't know the cadastral number, visit the Rosreestr website: in the section "Reference Information on Real Estate Objects Online", enter your apartment's address, then copy the obtained GKN (State Cadastral Number). Now, on the tax authority's website, enter the GKN – the property value will appear before you.

2. Calculate the Tax
To calculate the tax, you need to know not only the cadastral value but also the rate and coefficient (depending on the type of real estate). It's more convenient to use an online calculator.

3. Schedule an Appointment
If the tax amount in the bill significantly differs from what you calculated yourself, schedule a consultation at the tax office. Perhaps an incorrect coefficient or rate was used in the calculation. The new bill will be printed on-site.

4. How Else Can You Reduce the Tax?
- Check whether a tax deduction has been applied for your property. This refers to square meters that must be deducted from the total area of your real estate. These square meters will not be taxed. For apartments – 20 sq. m; for houses – 50 sq. m; for rooms – 10 sq. m.
- Full exemption from property tax is granted to pensioners, participants of WWII, veterans, disabled persons, Chernobyl victims, and others. To get this deduction, submit an application to the FNS and attach "Notification on Selected Objects of Taxation for Which a Tax Benefit Is Granted for Property Tax on Individuals".
- If you disagree with the cadastral value of your property, it is possible to contest it in court. Assistance from a lawyer is required here: he will recommend conducting an independent appraisal and draft a proper lawsuit to the court.
