Residential Project Saint-Denis by DREAM: A Model for Urban Renewal
Residential Project Saint-Denis, developed by the renowned architectural firm DREAM, represents a transformative initiative that redefines collective living in an urban environment. Completed in January 2025, this 44-unit complex has become a key element of neighborhood revitalization previously affected by tragedies.
Located at the intersection of Fraize Street and Landy Street, the project stands on the site of a building that burned down in 2001 — an event highlighting the urgent need for quality and affordable housing. Today, this new complex offers a model of progress, providing inclusive, sustainable, and community-oriented living.
A New Vision for Social Housing
This is the first residential project in Saint-Denis implemented under the French model of shared rental housing (BRS – Bail Réel Solidaire), combining social housing (22 units) and affordable ownership (22 units). Each apartment is designed with individual characteristics while fostering collective identity.
With multifunctional, open layouts and private outdoor spaces — balconies or gardens — these buildings meet the Plaine Commune quality charter. Key interior features include:

Sustainable and Prefabricated Construction
Architecturally, the project reflects DREAM's commitment to low-carbon, off-grid construction. The mixed timber-concrete structure is clad in a rhythmic composition of timber and metal, offering both aesthetic appeal and ecological efficiency.
Prefabricated timber-metal facades, featuring integrated wooden assembly and cladding, were fully manufactured in a controlled production facility. This method ensured high precision of execution and minimized waste on the construction site.
Additionally, balconies — self-supporting timber-metal hybrids — were prefabricated and seamlessly integrated into the façade. The result is a visually dynamic yet structurally sound envelope that meets both ecological and social requirements.
Green Living: Shared Gardens and Roofs
The centerpiece of the complex is a lush green courtyard, visible through transparent halls connecting Fraize and Landy Streets. Nearly all apartments offer views of this communal garden, designed by Topager.
To encourage social interaction and community living, shared amenities were integrated throughout the complex. These include:
