Aquavillas Aparthotel by Babayants Architects — Sea Resort in Gagra

Babayants Architects completed the Aquavillas Aparthotel project, a modern seaside complex of 46,284 square feet in Gagra, Abkhazia. Designed as a continuation of the nearby Aquamarine Gagra Hotel, the project offers 36–42 modern apartments in a building whose form is defined by functionality, location and views.
Functional Concept Defined by Lifestyle
The aparthotel is designed for three to six floors, with apartments distributed by size and capacity:
2–3 floors: One-bedroom luxuries (35–45 m²) for up to 4 guests.
4th floor: Two-bedroom luxuries (50–60 m²) for 6 guests.
Top floor: Three-bedroom luxuries (65–80 m²) for 8 guests, each with a private pool.
This functional layout gives the Aquavillas a unique silhouette, featuring cascading terraces and layered volumes that directly reflect the internal layout. The building serves as both a hotel and an investment property, with units available for purchase or seasonal rental.
Architecture Inspired by Sea and Mountains
Located between the Black Sea and mountain ranges, the aparthotel emphasizes permeability and openness:
Deep, sculptural terraces, reminiscent of shapes carved by wind and waves.
Large glass openings, blurring the boundary between interior and exterior spaces.
Textured plaster layer and natural wood add warmth and tactile quality.
Transparent central axis, allowing views from the lobby straight through to the garden and sea.
The architecture embodies lightness and fluidity, making it part of the landscape as well as a standalone structure.

Guest Experience and Infrastructure
Besides private apartments, Aquavillas is designed as a fully functional aparthotel:
Two-level lobby with reception and lounge area welcomes guests.
First floor includes commercial amenities such as a cafe, shops and fitness center.
Landscape grounds feature a pond with natural flow and scenic parkland with palm trees, banana trees, eucalyptus, cypress and bamboo.
This comprehensive design approach makes the aparthotel more than just a place to stay — it’s an immersive tourist environment.
A Landmark on Gagra’s Coastline
Aquavillas Aparthotel reflects the essence of seaside resort architecture: functional planning, contextual materials and integration with nature. Combining sea views, sculptural terraces and modern amenities, Babayants Architects created a project that is both a lifestyle landmark and an investment on the Abkhazian coast.
