A bay window in a living space adds a couple of extra meters to the typical layout. However, many apartment owners don’t know how to make the most of this additional area—especially when it comes to the kitchen. Today, architect Anastasia Kiseleva proposed three different layout options for a two-bedroom apartment in the P-44T series, and expert in space redesigns Maxim Juraev provided insights on how to obtain the necessary approvals.

Option 1: Kitchen cabinetry near the window

The kitchen’s size allows for both a cooking area and a small dining zone. The cabinetry is arranged along the bay window: there’s enough space near the window for a large sink and a dishwasher under the counter. The refrigerator and stove are placed facing each other. On the remaining space, a sofa and a dining table can be placed, and a TV can be mounted on the opposite wall. For convenience, choose a table with adjustable height.

Expert advice: If you don’t plan to change the floor covering, you can get approval for this layout using a simplified approval process—just submit a sketch.

Option 2: Kitchen with a bar counterThe corner cabinetry is placed on the left side of the entrance; a refrigerator is installed right at the entrance, and next to it is a sink. A 45-cm-wide dishwasher can be conveniently installed next to the sink. The bar counter extends along the window: if you enjoy hosting guests or having family dinners at the dining table, it’s perfect to enjoy coffee while enjoying the view behind the counter.

Expert advice: For this layout, just submitting a sketch is enough to obtain approval.

Option 3: Dining area in the bay window

A dining table in the bay window is ideal for those who often host guests but don’t cook much. In this layout, there isn’t much space left for a large kitchen cabinetry. To maintain a proper working triangle and fit the necessary appliances, the refrigerator is placed closer to the window. A narrow 45-cm-wide dishwasher can be installed next to the sink, and the counter above it can still be used for cooking.

Expert advice: This layout can be approved with just a sketch. However, if you plan to change the floor covering, you will need to prepare a detailed design plan and obtain a technical approval from a qualified design firm.
