Mirador House by Lépore & Salvini: Panoramic Building on a Cliff in Mar de Plata

Located on one of the highest plots in the southern district of Mar de Plata, Mirador House by Lépore & Salvini – Arquitectura & Atelier is a residential home that connects landscape, geology and architecture into a harmonious whole. Created for a renowned local landscape designer and his wife, the unique Y-shaped plan offers panoramic views of the Atlantic Ocean, dramatic southern cliffs and the famous La Restinga formation.
Location and Concept
The privileged location of the house above the ocean directly influenced its design. The architects conceived the house as a camera obscura, capturing the surrounding landscape in two distinct "shots":
Towards the south, where the sea crashes against rocky shores.
Towards the northeast, where the Tandilia mountain range meets the sea at La Restinga.
This approach led to the Y-shaped upper floor, which increases exposure to views and creates a unique dialogue with the surrounding environment.
Spatial Organization
The house is divided into two main levels:
Upper floor: designed for daily living and oriented toward views, it houses the kitchen, dining room and living room, as well as the main bedroom. The branches of the Y shape act as canyons, framing the ocean and horizon.
First floor: more modest, it harmoniously integrates with the garden and includes a garage, washing machine, guest bedroom and service rooms. Its integration with vegetation reduces visual impact and enhances privacy.
Connection to Landscape and Climate
The form of the house not only shapes views but also provides ecological protection. Its orientation shields terraces and gardens from cold southeast winds in Mar de Plata, allowing local plants and designed landscapes to thrive under favorable solar exposure.
The surrounding garden with native plant species strengthens the connection between house and ecology, linking it to the forms of cliffs formed over centuries by wind-blown Andean sediments. This geological history becomes part of the house's identity, blurring the boundaries between natural history and architectural solution.
Materials and Atmosphere
The project emphasizes the balance between elegance and sustainability. Large openings frame views like living art, while terraces and open spaces extend daily life into nature. Textured materials and natural finishes enhance the connection to earth, sea and sky.
Creating Mirador House, Lépore & Salvini realized a home that is simultaneously a dwelling, a landscape frame and a geological history. By translating the strength of the cliffs and coastline of Mar de Plata into architectural form, the project becomes an elegant retreat in dialogue with nature — a place where architecture, landscape and geology converge in eternal harmony.
