BI Group, Kazakhstan's largest holding company, has successfully implemented IT innovations in its projects for many years, promoting technological progress in residential construction. The holding started in 1995, and by 2001 the parent company BI Group was established. Two years later, over 1,000 employees worked at the company. After achieving a high market share in the 2000s, BI Group launched its own construction materials production, increased manufacturing capacity, and expanded into new construction sectors such as commercial real estate, transportation solutions, industrial facilities, and more.

But 2007 was a turning point for BI Group — the company reorganized into a holding company, where departments for construction, industry, investments, and development began to function. The holding currently consists of the following companies: BI Development, BI Construction & Engineering, and BI Education.

In 2014, BI Group became the first and only developer in Kazakhstan to be included in ENR's Top-250 Global Contractors list. Since 2018, the holding maintains a leading position in the housing market of Astana, Kazakhstan's capital, and Almaty, its southern megacity, having built 7,000 apartments in one year.

In 2021, the company sold its first residential house in the capital built using modular construction technology. The blocks for this house were produced at BI Group’s own innovative factory — ModeX. Only a few companies in the world can be compared to it. Best practices from the USA, Singapore, and Germany were applied here using automated processes to reduce construction time and improve quality. For example, a 16-story residential complex with an area of nine thousand square meters was built in just six months.

By the end of 2023, BI Development had built 1.6 million square meters of housing in six different regions of Kazakhstan, put into operation fifty-seven residential complexes, and provided real estate to nearly twenty-seven thousand people in one year. During this period, the holding also entered the Uzbek market with a unique brand.

BI Service, part of the holding providing comprehensive residential property management services, also shows growth. In 2023, it managed 6.3 million square meters of housing and over four hundred thousand residents.

The Unique Green Quarter Project

Over time, BI Group Holding has mastered new elements of residential construction including affordable housing for the population, premium-class homes, innovative residential complexes, and hotels. One of the most exciting aspects of Kazakhstan's holding is the unique Green Quarter project, certified under the Leadership in Energy and Environmental Design (LEED) rating system. This is the cleanest and most innovative project ever implemented by BI Group. It includes construction of a residential complex next to an artificial water body with parks, plazas, and alleys that create a 'mini-city' atmosphere offering all necessary amenities for residents. A key feature of the project is the use of 'smart home' technologies that harmoniously blend with nature.

The Bigville Concept

Since 2021, BI Group has actively promoted the Bigville concept — 'a city within a city'. The developer identifies people's lifestyle needs and customizes each block accordingly. BI Group plans to build a residential complex including all necessary infrastructure elements: clinics, schools, kindergartens, recreational areas, stores, cafes, parking lots, parks, and more. Equipped residential complexes allow apartment owners to shop without leaving home, have access to internal parking and bus stops within five minutes of their homes. And this is just the beginning of the advantages residents can enjoy in Bigville.

BI Service

A key feature of the holding is BI Service. This unique resource set allows the construction holding to provide its clients with property management services for residential buildings and apartments. Interaction between developer and homeowner does not end upon signing a lease agreement. BI Group, with its specialists, offers localized services for at least sixty years after purchase. Thus, the developer ensures prompt solutions to daily issues arising in residential buildings. The building is managed by a single company rather than multiple LLCs, housing cooperatives (KSK), and other public organizations. Thanks to this personalized approach, each client can contact one management company and quickly resolve issues through a mobile app. The company carefully takes care of basic measures such as waterproofing, thermal insulation, lighting and soundproofing, courtyard improvements, landscaping, and more. Each resident can actively participate in addressing specific issues.
