Futuristic One Zaabeel Complex

Partner of the brand for high-level projects, Fiandre Architectural Surfaces, together with distributor Arteco Ceramics, is part of the futuristic One Zaabeel Complex — a new element on Dubai's horizon: a unique project in general and breathtakingly beautiful, representing the evolution of modern architecture. One Zaabeel is a multi-component complex from Ithra Dubai LLC, a subsidiary of Dubai Investment Corporation (ICD), focused on developing and managing strategic real estate worldwide. Located in the heart of the city near the International Financial Centre, close to Dubai Mall, Burj Khalifa and airport, it covers a total area of 530,000 sqm and features the distinctive style of Nikken Sekkei, a prestigious Japanese architectural, engineering, and urban planning firm that has worked on over 25,000 projects in 50 countries.

Another symbol of ambition, innovation, and pioneering efforts in one of the world's most dynamic cities — designed for a seamless blend of business and leisure, luxury and lifestyle — One Zaabeel consists of two skyscrapers, hotel housing, offices, and luxury homes connected by a futuristic panoramic sky corridor that floats above the towers and has an automobile road underneath: a visionary design that pushes engineering and design to their limits. 'Connection', the name of the horizontal part of the complex floating 100 meters above ground and spanning 226 meters long. The heart of the project includes bars, eleven exclusive restaurants and shops, beauty and wellness centers, an amazing infinity pool, and a panoramic terrace.

The two towers — One Zaabeel Tower and One Zaabeel Residential Complex — stand at 300 and 235 meters high respectively, with the first having 68 floors and the second 58. They offer a wide range of exclusive luxurious amenities aimed at attracting high-profile international clientele with various comfort and experience levels. Within this luxurious context, surfaces produced by Fiandre using technologically advanced natural raw materials are perfectly suited. The brand is capable of providing individual ceramic solutions for high-end projects, supporting clients in expressing the identity of such large-scale projects while consistently positioning its surfaces at a high market level. One Zaabeel Tower offers cutting-edge workspaces, exclusive penthouses, the One&Only hotel, private One&Only homes, and the SIRO hotel combining hospitality concepts with state-of-the-art health and fitness experiences. On the other hand, complex design and modern elegance are key features of 264 ultra-luxurious panoramic apartments — various types and sizes, including duplexes to penthouse with 5 bedrooms — in the One Zaabeel Residential Complex tower. Here, Fiandre's expertise shines through innovative application and ability to meet personalized solution needs with individual characteristics including brass inlays and decorations, as well as consultations for furniture and countertop finishes.

Coordination with the distributor partner Arteco Ceramics — a key consultant supporting the project and interacting with clients — Fiandre selected Calacatta Statuario tiles from the Marble Lab collection, whose beauty is emphasized by its beige-white color with subtle gray grains. Based in Abu Dhabi as a company specializing in supplying high-quality construction materials for projects in the United Arab Emirates and GCC countries, Arteco Ceramics also has offices in Dubai. It is an architectural design company that since 2008 has focused on high-quality materials produced using environmentally friendly technologies.

Global partner Fiandre, with its technical ceramics that can be enhanced and adapted with great variety: this was the case for flooring throughout the reception area and lobby in One Zaabeel Residential Complex tower, using 120×60 cm polished Calacatta Statuario tiles with brass inlay sheets. Inspired by classicism, the same material was used for flooring and common zones of the residential tower from corridors to elevator lobbies and interiors.

Adding a touch of elegance and visual continuity to the entire project, the Calacatta Statuario hue was also used in 264 apartments on floors, wall coverings, and bathroom areas in various configurations. To restore materials and minimize waste, Arteco ensured that surfaces producing minimal waste were used for individual floor and decoration works. For the scenic spaces with a stylish overall look, some bathrooms were decorated with "goose foot" patterns.

Aligned with the UAE's goal of achieving net-zero carbon emissions by 2050, One Zaabeel aims to offer the highest sustainability standards, meeting LEED Gold certification requirements in all aspects of design and functionality. The choice of Fiandre surfaces, designed with the same approach, fits perfectly into this concept striving to respect and protect ecological heritage by creating well-being through materials.
