The One by Mizrahi Developments in Toronto, Canada
The One lives up to its name.
This 85-story skyscraper under construction in downtown Toronto is already Canada's tallest residential building. At 306 meters, it surpasses surrounding buildings in one of North America's most expensive cities.

According to the Council on Tall Buildings and Urban Habitat, The One will be classified as a 'supertall,' offering 416 'elegant residences of impeccable quality' according to Mizrahi Developments website, led by developer Sam Mizrahi.
The building features a unique lattice exterior shell and is under construction in Yorkville, the commercial and cultural heart of Toronto. The site states that 'the building offers unlimited elegance with truly adaptive interior layouts and externally connecting gardens, making the home a skillfully crafted oasis.' 'At street level, space and transparency bring new grace and style to the city.'

The project was designed by Foster + Partners, known for their external frame designs. The One, for instance, resembles London's iconic Gherkin building.
The idea is simple — though not always easy to implement: create a superstructure where the primary load rests on the outer shell, allowing internal spaces to receive maximum sunlight. It's like a nautilus shell — its shell acts as an external skeleton that supports and protects the soft body inside.
The One will not only be a residential building. It's a mixed-use project designed with the location in mind — one of Toronto’s busiest intersections.
‘We wanted it to be a Rockefeller Center or Chrysler Building or Empire State Building for Toronto. And this corner is the perfect place to do it,’ said Sam Mizrahi in an interview with Dolce Mag in 2014.
Although construction is not yet complete, The One will include numerous features — a rooftop terrace, gardens, pools, restaurants, underground parking for residents and the public, as well as connections to the PATH subway system for easy access to transit. Like most luxury buildings, it will also have concierge services and valet parking.
Located in the middle of the Mink Mile — one of Toronto’s busiest commercial districts — The One will also feature a strong retail presence. Sam Mizrahi noted that the retail spaces were specifically designed to avoid columns or pillars that could obstruct views of flagship stores from major global brands.
Although the retail spaces will open to the public earlier, construction of the building won’t finish until 2022 or 2023.
