This luxurious modern home offers approximately 4,300 square feet of elegant minimalist living space with a stunning outdoor area including an endless pool with panoramic views.

The private house was built in Costermano, an Italian municipality on the hills of the eastern shore of Lake Garda. The sloping plot sits above a small olive grove, offering a magnificent view of the green hilly landscape all the way to the lake. The two-story building therefore appears differently: on the north side facing the street, a mostly closed facade preserves the privacy of the inhabitants, whereas the entire south-facing view down the slope is fully glazed to ensure maximum views from any part of the house.

The combination of a coherent reduction in design language and thoughtful use of building materials creates contemporary minimalist architecture strongly inspired by the rationalism of the early 20th century, without ignoring its structural context. The first floor is clad with local natural stone, which serves as the base for the projecting upper floor made of exposed concrete with white cement and marble Carrara filling, cast in place with millimeter precision. On the south side, terraces, bedrooms and spacious living rooms on both floors are protected by projecting and therefore structurally complex overhangs.

As part of a digital study, the position and form of the sun were modeled to ensure an optimal balance between lighting and shading, especially during hot summer months. In addition to the large endless pool in a palm garden, an underground garage area is accessible via a car lift and also becomes a feature of the villa's structure.
