The Ritz-Carlton Residences by SAOTA: A New Standard in Aegean Coastal Living

The South African architectural studio SAOTA reimagined the landscape of high-end residential design through The Ritz-Carlton Residences in Bodrum. Developed by Aksoy Holding, this project became the first standalone branded residential complex under Marriott International in the EMEA region. Located on a 126,000 m² private peninsula in the picturesque coastal town of Yalikavak, Turkey, the development offers an unmatched blend of luxury, privacy, and nature.

Waterfront Villas Inspired by Local Architecture

Comprising 74 private villas in various configurations — from two to five bedrooms — each unit represents a unique composition of interior and exterior spaces. There are ten villa types, allowing residents to choose layouts suited for both social gatherings and personal retreats, including private heated pools, landscaped gardens, cabana terraces, and water features.

SAOTA's architectural approach is a modern interpretation of Bodrum's traditional style, incorporating local stones, a earthy tonal palette, and green roofs to seamlessly integrate the villas into their environment. The goal was to break visual dominance, often associated with the white cubes of the Mediterranean, by integrating materials and landscape that reflect the natural topography and climatic conditions of the Aegean coastline.

Climatically Conscious, Contextual Design

Designed with an emphasis on sustainability and climate responsiveness, each villa is positioned and designed to enhance natural airflow, thermal efficiency, and acoustic comfort. Architectural volumes accentuate rectangular geometry and layered structures, delicately embedded into the hillside to minimize visual impact.

Depending on orientation, villas offer either pools with privacy from the inner courtyard or terraces with ocean views, maximizing either privacy or panoramic vistas. Multi-level terraces flow gently down the slope, creating natural transitions from internal living areas to expansive outdoor platforms, echoing SAOTA's characteristic mix of form, function, and landscape.
